Brief:
The location of the project is within the secure and planned residential area of Bashundhara, Dhaka. The client plans to construct an upscale residential facility on a 46 Bigha land owned by North South Society in Bashundhara, Dhaka.
The project will adhere to the guidelines of the new DAP, 2022, and the residential complex will be developed to house all modern amenities essential for contemporary living.
A layout of 14 compact towers, each standing 36 stories tall on average, is arranged along the northern and southern edges, with two additional towers positioned between these rows, facing west. This arrangement creates an internal green courtyard, functioning as a private park area equipped with sports courts, running tracks, a pool, and a playing field.
Various communal amenities like play fields, health clubs, pool areas, gyms, community halls, daycare centers, clubs, prayer spaces, and convenience stores are strategically placed on podium levels, fostering active community spaces easily accessible to individuals of all ages throughout the day The podiums are interconnected in different levels by walkways, terraces and bridges for ease of access.

Each tower also boasts pocket green spaces and specific amenities like yoga areas and gyms, exclusively accessible to residents of the respective towers. Parking units are strategically designed in the basement, leaving the ground floor and podium level available for public and private amenity services.
The primary aim of this project was to elevate the livability standards of the dwellers’ by making the residents adapt to the idea of living in a complex where communal amenities are not limited to open green spaces, health clubs, pool areas, gyms, clubs, prayer spaces, etc. but the revenue generating commercial rentable spaces such as rentable multipurpose halls, retails spaces and even educational institutions are also included to maximize the usability of the entire complex and make it an economically self-sufficient high-rise residential complex.
