JK Factory Complex

Savar, Bangladesh 2022

The masterplan project of the Jk factory complex intends to accommodate the existing buildings within a designed area in congruence with the proposed structures. As a whole, the idea was to develop an area where existing and newly proposed structures fall under the allowable BNBC regulations. The area and the height of the proposed structures, therefore, depended on the available FAR area, given the already used FAR areas of the existing buildings. 

The Intention of the client was to develop a healthy working environment by intervening in the overall physical organization of the masterplan area that not only creates an efficient spatial organization but also follows the guidelines and regulations of the BNBC codes.  

The site situated in Dakshin Dariapur, Savar is an urban setting approximately 350m from the Dhaka-Aricha highway. The surrounding area is mostly residential along with other commercial facilities and very few numbers of nearby factories. Moreover, it’s a dense urban fabric supporting a large local population along with the traffic generated due to commercial and industrial activities. The river Dhaleshwari runs half a kilometer from the site which is the most prominent natural force in the region.

DESIGN CONSIDERATIONS

  • CREATING SEPARATE ENTRY POINTS FOR BOTH VEHICULAR AND PEDESTRIAN TRAFFIC 
  • CREATING A FRONT STRETCH OF BOUNDARY WALL WITH LANDSCAPING TO ENHANCE THE FACTORY IMAGE
  • TRAFFIC MANAGEMENT ON GROUND LEVEL WITH DEDICATED PARKING SPACES DESIGN AND ROADWAY DESIGN WITH PROVISION FOR TRUCK MOVEMENT
  • LANDSCAPE DESIGN CREATES POCKET PARKS WITH VARIOUS USES AND ALSO TO INCREASE WATER SOAKING SURFACE ON THE SITE 
  • DRAINAGE DESIGN FOR DRAINING OUT SURFACE WATER AND GREY WATER
  • FACILITY DESIGN FOR WORKERS (DINING AREA, DAYCARE, CLINIC, PRAYER SPACE, PLAYGROUND ETC)
  • FIREFIGHTING SYSTEM DESIGN
  • LIGHTING DESIGN FOR BOTH STREET AND LANDSCAPE
  • ENSURING FIRE TRUCK MOVEMENT THROUGHOUT THE SITE

The Intention of developing such a masterplan is to create a guideline for future development processes for expansion of the production areas and capacities. Projecting future demand of spaces as well as utility facilities and all other necessary facilities therefore have been identified and intervened in order to develop an efficient production space for all.
